It’s no surprise 70% of buyers paused their home search last year — and if you were one of them, it’s completely understandable. The market conditions just weren’t ideal: inventory was low, prices were high, and mortgage rates were unpredictable. That made finding a home you loved — and could afford — really difficult. According to Realtor.com, housing inventory has increased 28.5% compared to this time last year, while still staying lower than pre-pandemic levels — creating a perfect sweet spot for both buying and selling (see graph below).

Right now, there are more homes to choose from when you make your move — but not so many that you’ll have a hard time selling your current home. With the right agent helping you price it correctly and prepare it to shine, your house should sell quickly.

Here’s another important point: data from Realtor.com shows that inventory has been increasing for 17 consecutive months. Experts predict it’ll keep rising throughout the year. As Lance Lambert, Co-Founder of ResiClub, puts it:

"The fact that inventory is rising year-over-year . . . strongly suggests that national active housing inventory for sale is likely to end the year higher."

That means now could be your best window to sell. Your home may stand out more today than later in the year when even more listings hit the market. If you wait too long, you could end up competing with a bigger pool of sellers.
